Abstract: This research aims to evaluate residential sales at PT. Kemang Pratama from 2016 to 2020, to find out what factors hinder in the sale researchers use descriptive quantitative methods through observation and interviews. In the period of five years there are two major phenomena that cause a decrease in the number of sales, namely covid-19 and national floods. Conclusions in this study were carried out from the results of data processing using SWOT methods, Five Force Analysis and Internal Factors Analysis Summary & External Factors Analysi Summary. Data validation is supported by observational data. From this research, several strategies are expected to increase sales while competing with other competitors.
